Short-lets in Lagos: what owners should know

Estate restrictions, taxes and a pending tenancy law are changing how short-let apartments are run.

By Peermont Desk, Friday, 23 October 2026

Short-let apartments have grown quickly in Lagos, and the rules around them are catching up.

Estate restrictions

BusinessDay reported that short-let operations were banned in Banana Island in February 2026 after security concerns. Other estates have their own rules, so always check your estate's bye-laws before listing an apartment.

Taxes

Property publications report that the Lagos State Internal Revenue Service applies its consumption tax, known as HORC, to short-let stays. Confirm your obligations directly with LIRS or a tax adviser.

A new tenancy law

A tenancy bill before the Lagos State House of Assembly would regulate rent increases and agency fees, and require estate agents to register with the Lagos State Real Estate Regulatory Authority (LASRERA).
