Reading a property title: the basics
The documents that prove ownership in Nigeria, and the questions to ask about them.

A property is only as safe as its title. Before you invest, understand what documents exist and what they prove.
Common documents
A Certificate of Occupancy shows a government grant of rights to the land. Governor's Consent is required when land with an existing C of O changes hands. A registered Deed of Assignment records a transfer between parties. A survey plan shows the exact boundaries.
Questions to ask
Is the document registered, and can the registration be confirmed at the land registry? Does the survey match the land on the ground? Is the seller the person named on the title?
